6 Simple Yet Effective Home Staging Ideas Under $100

Planning to sell this year? Staging is a must but it doesn't have to break the bank. Here are six simple, easy and effective ideas that will help you present your asset in its best light.

Roll Out The Welcome Mat. First impressions are everything when selling your home. A welcoming and enticing entrance is key. The best bang for your staging buck? A new welcome mat, that can cost as little as $15. Choose a fresh, modern style that compliments your home. A little bit of greenery by the front door goes a long way too.

Set the Table. Everyone wants a home filled with friends, food, and laughter. Give potential buyers a sneak peek of life as a host by setting the scene. It doesn’t have to be fancy; just lay out cloth napkins, wine glasses, and solid plates in your dining area. Add a cheese board and a foliage piece or two and you're done.


For kitchen island or breakfast table, go with matching mugs and a french press to inspire a peaceful early morning feel ... just brimming with potential.

Go Bold at the Front Door. Refresh your front door with a bold coat of paint. Don't be afraid to go with a color that pops and invites. Red doors almost always work, but many other colors may be perfect for your home. Ask a color specialist at a local paint store to help you consider options that will make your home sing ... like yellow, orange, or even lime green. As long as the color makes sense with the rest of the house’s color scheme, eccentric colors can work beautifully.

Replace Personal Photos with Affordable Wall Decor. You want prospective buyers to envision themselves living in your home; that's hard to do with pictures of you everywhere.


Swap most or all personal pictures out for alternative art and simple decor pieces. They will show well in listing photos and help you create focal points inside your home. Find prints and canvases of landscapes, modern shapes, or floral motifs in most major retailers, inside online marketplaces, and even in thrift stores.


Update Your Bath Linens to Amp up the Ambiance. Clean clutter off bathroom counters and store personal items inside the cabinet. Spruce up washrooms with fresh, all-white linens, to achieve a clean and simple feel. Add a faux orchid, a candle, and a few special soaps ... roll up and stack a few bath towels on the tub ... and finish it all off with a few hand towels near the sink. You'll create a spa feel in minutes for next to nothing!


Arrange Decorative Vignettes. Decorative displays can lend a cozy, lived-in ambience to any house. Assemple vignettes of colorful vases, lanterns, books, plants, baskets, and other items atop dressers, counters and bookshelves. Group items in odd numbers with varying heights and shapes keeping pieces in the same color family. But don't go too crazy! A little goes a long way. With staging ... less is more.
